CERTIFIED REHABILITATION PROJECTS

Also known as tax-advantaged rehabilitation, Certified Rehabilitation of Historic Structures is a formal process by which an income producing property becomes eligible for a 20% federal tax credit. By preparing and monitoring these applications, Agricola Corporation helps to make possible important historic projects that could not go forward without this critical funding element. Long expertise with the complex requirements of tax credit submissions enables us to administer and manage this three-part documentation process efficiently and in a timely manner:

  1. Part 1: Evaluation of Significance. Demonstrates that the property meets the threshold requirements for a certified historic structure.
  2. Part 2: Description of Rehabilitation. Documents the existing condition of the building and demonstrates that the proposed rehabilitation work conforms to the Secretary of the Interior's Standards for Rehabilitation. Working with the architect and project team, key features and spaces of the building are catalogued and the proposed treatment specified.
  3. Part 3: Request for Certification of Completed Work. Verifies that the project has been completed as specified and furnishes explanation of any Change Orders. Demonstrates that the completed work meets the Secretary of the Interior's Standards for Rehabilitation and may be designated a certified rehabilitation, eligible for the tax credit.
